For listing agents and buyer's agents

Your next listing, written from the facts of the house.

Sixty-three templates built for the desk of a working agent. You fill in the address, the bed and bath count, the upgrades, the neighborhood, and the price. Your AI writes the listing, the follow-up, the offer letter, or the repair request, with the fair-housing check built into every one. About three minutes, start to send.

Three real deals

The facts of the house go in. The listing, the follow-up, and the repair request come out.

Made the way you would make them on a Saturday: the real facts of the house and the buyers in the blanks, run once on the AI, not edited after. The addresses and the buyers are invented. The documents are not.

1427 Larkspur Court

Welcome to 1427 Larkspur Court, a meticulously maintained single-family home where modern convenience meets effortless indoor-outdoor living. The moment you step inside, the open floor plan draws you toward an updated kitchen that serves as the heart of the home: quartz countertops, brand-new stainless steel appliances (2023), and a spacious walk-in pantry make meal preparation a joy. Hardwood floors flow across the main level, leading to a tranquil primary suite complete with a tiled walk-in shower.

Step outside to a fenced quarter-acre lot where a covered patio invites al fresco dining and relaxation. The community's suburban setting includes a scenic walking trail that connects directly to Maple Grove Park, offering easy access to recreation and green space. Commuters will appreciate the 6-minute drive to the Highway 20 interchange and the short 10-minute ride into downtown Cedar Falls, where dining, shopping, and cultural attractions await.

All of this can be yours for $389,900. Contact us today to schedule a private showing and experience the lifestyle that awaits at 1427 Larkspur Court.

Plus the middle paragraph on the four bedrooms, the finished basement's second living room, the 2022 roof, and the garage. Four paragraphs, under 250 words, no 'charming', no 'must-see', and nothing about who should live there.

From listing appointment to sent

Three steps. No prompt writing, no blank page.

01

Pick the job

The listing description, the showing follow-up, the offer letter, the expired-listing letter, the repair request, the open house post, the farm-area market report. Search it the way you would say it to your transaction coordinator.

02

Fill in the facts of the house and the deal

Six to eight blanks: the address, the beds and baths, the upgrades and the year of the roof, what the buyers said at the showing, who holds the cards, when the contingency expires. Chips for the common answers, your own words for the rest.

03

Send it to your AI

Ultra Prompt builds the expert prompt and hands it to ChatGPT, Claude, or Gemini. The document comes back in the shape the deal expects, the fair-housing check already in the instructions, ready for your read and your name.

Beyond the template: an agent that knows your farm area

Templates handle the document. An agent handles the desk.

The same facts you type into a template can live inside an AI agent that knows your farm area, your brokerage, your voice, and the fair-housing lines you never cross, so the next listing, the next follow-up, and the next repair request start from your rules instead of from a blank chat. Three agents a working agent actually needs:

Listings

The Listing Desk

Knows your market, your word limits per portal, and your fair-housing rules. Paste the facts of the house; it drafts the MLS copy, the Instagram caption, and the just-listed post in your voice, and flags any line that describes a buyer instead of the property.

Showings

The Follow-Up Desk

Carries your active buyers and what each one said at the last showing. Dictate the feedback from the car; it writes the follow-up email and the next-step suggestion before you reach the office.

Runs in your phone, through the AI you already use
Under contract

The Negotiation Desk

Holds your standard addendum language, your lender's credit caps, and your walk-line rules. Paste the inspection summary; it sorts the findings, drafts the ask, and writes the cover note to the other agent.

Agent Studio

Build your own Listing Desk in an afternoon.

Agent Studio is in every Pro and Business seat. Give it your brokerage name, your farm area, the portals you post to and their word limits, your voice, and the fair-housing lines you never cross. Then paste in the facts of a house, the beds and baths, the upgrades, the price, and it hands back the MLS copy, the just-listed caption, and a flag on any line that describes a buyer instead of the property. Export it in the format your platform speaks: Claude Projects, a Custom GPT, Gemini Gems, Copilot, or a local model on your own machine. It runs on the AI you already have. Nothing to host.

Or have it built around your brokerage.

A custom build is one conversation about your market and the five documents you write most, then an agent brief written for your brokerage, exported to the AI you use, and a walkthrough with your team. From $450, one time, on your own account.

Straight answers, no steering

The questions agents ask before they sign the first seat.

Do I need ChatGPT or Claude to use this?

Yes, one of them, and the free tier of any of them works. Ultra Prompt builds the prompt and sends you there with it. You never paste anything by hand unless you want to.

Is the listing copy fair-housing safe?

Every listing, caption, and outreach template carries the same instruction: describe the property and the amenities, never the buyer or the neighbors, no protected-class language, no steering. It is a strong first pass, not a compliance department. You review before it goes public, and there is a dedicated Fair Housing And Advertising Compliance Checklist template for the ones you are unsure about.

Will it make up comps, prices, or square footage?

It writes from what you give it. The templates are built to state your facts and mark anything missing as something to verify, rather than invent a comp, a sale price, or a days-on-market number. You still read what you send; it is your name on the listing.

How is this different from just asking ChatGPT?

You can ask ChatGPT for a listing and get a generic one. These templates were written around the way a deal actually goes: the follow-up asks for what the buyer said at the showing, the repair request asks who holds the cards and when the contingency expires, the listing asks for the upgrades and then strips the steering language. The difference is what they make you say.

Can my buyer's agents and my transaction coordinator use it too?

Yes. Business seats are $10 each after the first, up to 15, on one invoice. Everyone gets the full library and Agent Studio.

What if I only need three documents, done my way?

That is the custom build. One conversation about your market and the documents you write most, and you get a set built for your brokerage on your own account. From $450, one time.

The listing appointment is Tuesday. The copy does not have to wait for a blank page.
